Next Phase of Downtown Spartanburg Revitalization Unveiled

Development to Be Anchored by The Morgan Hotel, Class A Office Space, and Luxury Apartments

The Johnson Group announced major milestones this week in the developments expanding and rejuvenating downtown Spartanburg.  These milestones build on the energy and activity created by Fifth Third Park, home of the Hub City Spartanburgers.

The announcements were made on what will become the first floor of The Morgan Hotel, a new Curio Collection by Hilton property positioned to be the hub of downtown Spartanburg, connecting the community and integrating Morgan Square to the ballpark.

The Morgan Hotel will further The Johnson Group’s commitment to creating spaces where the Spartanburg community can gather. The hotel will feature ground-floor dining, a rooftop bar overlooking downtown, and a 6,000-square-foot ballroom. The new ballroom and the Milliken Club at Fifth Third Park bring over 10,000 square feet of new event space to downtown Spartanburg. The hotel is expected to open within the next couple of years as part of the development’s continued build-out.

Spartanburg-based American Credit Acceptance (ACA) will be the tenant for 200,000 square feet of new Class A office space within the development. The move will allow ACA to consolidate its team in one central location, increasing collaboration among its nearly 800 team members while also driving foot traffic to downtown shops and restaurants. ACA team members will benefit from a walkable environment with dining, retail, and entertainment options just steps from the office.

"Our investment in downtown is about creating places where people want to gather, connect, and celebrate, and where companies and residents want to call home," said Geordy Johnson, CEO of The Johnson Group. "Fifth Third Park showed us what's possible when we invest in shared spaces, and today's announcement is the next step in our city’s growth. My family and I are incredibly proud to be a part of the continued transformation of downtown Spartanburg."

This phase also includes an 181-unit apartment community offering luxury amenities such as a clubhouse with gathering and meeting space, a fitness center, a pool, and covered on-site parking. Once complete, it will give residents direct access to downtown's growing collection of restaurants, shops, and entertainment venues.

Together, these additions are projected to bring significant new activity to downtown Spartanburg, with almost 1,000 additional daytime office workers, 300 new full-time residents at the apartment community, and 40,000 new hotel guests annually.
